Our client is one of the prominent premium office tower company in Jakarta’s CBD area, recognized for managing a high-profile commercial asset with strong market presence and established tenant portfolio.

As the company continues to strengthen operational excellence, tenant experience, and asset performance within Jakarta’s competitive office market, they are currently seeking a seasoned GM Property Manager to lead overall building operations, leasing performance, and strategic asset management initiatives.

1. Building Operations & Maintenance

• Oversee daily building operations including preventive and corrective maintenance activities
• Manage vendors and contractors to ensure operational reliability and service quality
• Monitor overall building performance and ensure operational issues are resolved effectively

2. Building Management & Tenant Services

• Lead facility management functions including Engineering, Security, Cleaning, Parking, and Customer Service
• Ensure smooth day-to-day operations while maintaining high service standards across the building
• Drive tenant satisfaction through responsive support and effective facility management practices

3. Leasing & Commercial Management

• Drive leasing performance to maximize occupancy and revenue growth across office properties
• Maintain strong understanding of Jakarta CBD office rental market trends and competitive positioning
• Handle rental benchmarking, service charge structures, and commercial lease considerations
  

4. Financial & Asset Management

• Manage operational budgeting and financial controls to ensure cost efficiency and asset performance
• Monitor OPEX and CAPEX planning to support long-term property value and operational sustainability
• Ensure accurate financial reporting and effective budget utilization across building operations
  

5. Legal, Compliance & Governance

• Ensure compliance with all building regulations, legal requirements, and safety standards
• Monitor operational adherence to company policies and governance frameworks
• Minimize operational and legal risks through effective controls and compliance management
  

6. Leadership & Operational Excellence

• Lead and develop building management teams to ensure strong performance and accountability
• Drive operational excellence across all aspects of property and facility management
• Ensure consistent execution of service standards and operational targets across departments

• Bachelor’s degree in: Engineering/Real Estate/Property/Business is highly preferred
• Professional Certification (Strong Advantage): Certified Property Manager (CPM), Building/Facilities Management certification
• Minimum 12–15 years experience in Commercial property management or Office leasing / asset management
• Strong knowledge in High Rise Building technical system : Architecture, Civil, Mechanical & Electrical
  

Preferred Qualifications

• Experience in Major property developers or International property management firms is a plus
• Strong market familiarity with Thamrin–Central Jakarta corridor
• Established broker and corporate tenant network
